How to get a business license for your AIRBNB business in DC

Unfortunately, my DC friends, you will need a business license to run an AIRBNB business in your home.  This article is for people renting a room in their permanent residence.  With all of the hoopla and debate over the “Airbnb Bill” Short-term Rental Regulation and Affordable Housing Protection Act of 2017, (which has not passed as of this date) I thought the process would be easy. But, it’s not. So, just relax and enjoy the ride.

Don’t get discouraged that the Department of Consumer and Regulartory Affairs (DCRA) has not decided which forms are needed or relayed the process properly to the staff.  Hopefully, you’ll luck up and get some assistance from someone who’s been there a few years. If you are unlucky and get a newbie, prepare to come back the next day.  After filling out the business license application for a rental property, I was informed that I should have completed the Bed and Breakfast Application. I don’t serve breakfast, but ok.

The easiest step is going across the street to get your Certificate of Clean Hands. That certificate confirms that you don’t owe over $100 to the DC government in city taxes and fines.  Next, you’ll fill out the Certificate of Occupancy Form, only to be told later that you should have completed the Home Occupation form.  Also, with an Airbnb business there is a zoning fee. Mine was $72.60.

The final step is to take all of your documents to the Business License department on the same floor.  The business license fee was $104.50.  My business license is for two years and is in a frame.  It’s an awesome feeling to finish the process.
